I grew up going to a camp there every summer.Boise has a lot to offer in terms of rental market, especially in equity growth.

Find the closest properties in terms of location, amenities, etc. on Airbnb/VRBO and compare that way.

correct, in term of each asset class volatility post interest rate hike, there are two asset class is performing better, I checked nationwide's self storage and indusrial is only negative 50 - 75 bps. 

Would love to hear from investors that have been in this type of situation and what has been successful for you in terms of keeping them out and being able to still sell the property and/or rent it out.

We do quite a lot of small-mid size multifamily in Reno which has somewhat similar dynamics to Sac, but with some key differences in terms of property taxes, landlord laws, etc. 

Summer and Winter are pretty similar in terms of ADR with fall decent but not as much.
