An admitted partner is generally required to inject capital for the stock as valued, there can be arrangements where ownership is given for management activities for example but I'd not do that as an existing stockholder.A nickel's worth IMO. :)

Those are the type of businesses that appeal to me and not ones that opened 4 years ago and sales were great but now sales are down and they have a very high lease payment with the landlord they can't get out of.The problem with leasing is that over the years just as the rent options kick in you now are having to inject capital in the business to update technology and the new look to keep business coming in.

The real issue is that if rates rise, cap rates rise, property values fall and all of a sudden a 70% LTV loan that should be easy to refinance becomes an 85% LTV loan that can't be refinanced without injecting some equity.
