I have talked with some smaller local banks about commercial loans going forward but the rate and terms are inferior.

These areas are inferior to 02 and 04 IMO, but there are still very viable projects there as there are in most zip codes with a 20-mile radius of downtown.

And that signature won't change the fact that the pressed pier repair is inferior (albiet the cheapest option).

Selling is inferior to refinancing and deploying the capital to other projects.

But also, if you take a DIL, remember any inferior liens and mortgages will remain with the property.

He hires inferior workers and does not check their work for quality control.

It may even be a superior building to all the comps and the buyer can rightly command a 9.4% cap rate or it could be inferior to all the comps and you should not pay 9% but closer to 8.6%. 

I see people add pools, rear deck/patios new kitchens, flooring etc and are surprised to see the appraiser using more inferior comparable sales.  

When you calculate the value of your time and the quality of the finished job, you may discover you didn't save much and you have an inferior finish.I know a lot of people that start off doing their own work to improve their return.

If there are better deals you could be utilizing one of your allowed mortgages on an inferior property.
