Are there specific factors you look for in an area to make sure it’s a good fit for this type of rental setup?

I try to get it in ASAP before I put a lot of time into coordinator with potential applicants who might not be ideal tenants. 

I also didn’t deep dive into each listing as I wrote this and just simply found examples of photos I thought fit this and Airbnb did as well.

There's only a handful of these in the Bonita market that meet the ideal criteria for your strategy, but they're much more prevalent in Fort Myers.

Also, coming from running a business just think of RE as a business (which it is), the numbers have to work and your investments need to fit into the big picture.

And it could fit a unique investor.

That could totally be based on execution failure, but for us, it just wasn't a good fit.
