In short - hottest area now is where Apple is plopping a billion dollars (NW Austin). 

Back in 2011-2012 it was easily the hottest most advantageous market for investors, but after everyone flocked there it soared the prices, shrunk the returns and inventory got low.

If AC goes out on the hottest day of summer, expect that many other people had the same problem, so there may be a wait list before your problem is fixed.Good luck.

@Darrell Bratton Baldwin County is the hottest market in the state in my opinion.

@Angela Stevens Since the market is hot agents are busy and are only going to follow up with the hottest and easiest leads.

Still got it at a deal, fixed up some units, stabilized it, and had it refinanced w/ all my money out (and then some) in about 3 months.Just today I bought a property in the hottest (hip) neighborhood of Houston.

In terms of the hot and upcoming areas, Point Breeze was the hottest thing around 3-5 years ago, brewerytown more recently in the last 2 years.

Wholesaling is in desperate need in Charlotte, and I have a home in one of the hottest areas right now at a very good price, but yet.. nobody has reached out.
