It's just cleaner and better for everyone when each side has their own representation. 

I just had a large group check out and our cleaner informed us that while most of it was what you'd expect from a large group, the bunk room had two sets of bloodied sheets, imprints on the black out shades, multiple chalk drawings on the garage floor, various towels used to remove makeup, various dirt handprints on the walls, and didn't run the dishwasher.

I operate in 7 markets and in each market we have a quality control manager or runner, a cleaner with at least 2 backups, and a handyman/woman.

Tenant just moved out, cleaners found they used the wrong type of cleaning product on the stainless steel appliances, causing a permanent discoloration. 

Those are really the things that will get someone to rent or buy a house more than the mechanical items.At minimum paint will go a long way to give your property a cleaner look and make it more desirable.Good luck, hope this helps!

There entitlement stays on the property all the same but it's cleaner because you don't have to worry about due on sale or managing the sellers insurance, power of attorney, etc.

Keeps things cleaner. 

A few good cleaners is all you really need, cut out the Property Manager.

My cleaner checks everything when she is there.
