These areas can require some advanced management techniques and hardening of the properties.

I typically harden/ replace any items that need to be taken care of prior to putting a rental in service to avoid future headaches.

Students will trash your place but there are remedies...cement floors, harden prison style bathrooms ..etc.

I would match the new look with hardening the property.
