@Konstantin Boubev The removal cost sounds way out of line, typically well known companies like Brinks will remove the tank for a couple of grand.

Don't try to hit a home run or grand slam.

Was not doing the work myself, but trying to project manage the work remotely by myself to save a few grand that management would have charged extra.

I pretty much purchased a property per year starting at the depreciated price after GR and stopping in Dec 2021 (purchased $4m that month).  

@Jared Vidales Hey Jared, I own 3 that are pretty much exclusive Boat/RV storage and in the middle of adding on a little over 12,000 square feet at one facility right now.They aren’t terribly different in the grand scheme compared to regular storage but there are a few major differences that I imagine you are aware of by now.After getting systems in place I think collections are better at Boat/RV compared to mini.

The wife and I have a 2012 Chrysler 300 and a 2012 Jeep Grand Cherokee.

Grand Forks/Fargo are a bit beyond my reach.Any other thoughts/strategies for your neck of the woods this year?

A home run between 15% and 20% and, if above 20%, a grand slam (as long as the market holds).Is it fair to assume 50/50 split of net profit at closing?
