If your forgoing the realtor did you factor in your marketing costs?

I'm really thinking I should just incorporate retailing/renting homes and forgo the lease/purchase option due to the make up of the potential buyers.Does anyone else have any success or experience with lease/purchase programs in military cities?

Instead of wasting so much time talking about this or thqat being a scam and what you can't do>>>I need to know immediately how do I hook up with Real Estate Investors that need "bird dogs" and what do I do exactly get the criteria for what they're looking for go online and research it and document what comes up and then send it to them?

Yeah, many "Turn-Key" shops I talk to (nationwide) package deals into portfolios and sing a song of 20% and more IRR to lure.

Not worth filing a complaint unless you can prove the many assumptions that you're making (that your offer was the first one, that your offer is more competitive than any other offer that was received (not just in price but in all offer terms), that the owner is getting some kind of "kickback" for going with another offer over yours).
