If you work with pressure vessels, tanks, or piping, I'm sure you've dealt with a few of us out there.

From our conversations, it doesn't look like he really wants to learn all the ins and outs of real estate, but likes the investment vessel more than some others at the moment.

I form the LLC ahead of time, so it sits as a vessel until ready.

I would be concerned about the value of the ADU versus the cost to add the ADU (i.e. the initial negative position) and how that typically traps the invested capital in the property for too long (typically years) and how the initial cash flow foes towards recovering this initial negative position (typically takes years of cash flow to recover the negative position). 

It's a national emergency (already officially designated as such), and for some tenants (I have one in food service for example, and in my state all restaurants and bars have just been closed except for pickup/delivery), it may become a personal disaster as well.In times of emergency, where we as a society have to face a foe larger than ourselves, I for one will be working with my tenants.
