We're willing to live almost anywhere in the greater Sacramento area based on what we can afford, provided of course that the property is in a decent neighborhood that has a good chance of attracting responsible tenants.As for budget, I believe we could get a conventional loan for properties up to $600k, but my strong preference is to find a distressed property (or seller!)

@David Robert - Based on what you're saying it sounds like certain sections of drywall/wall are better off coming out and replacing then trying to repair.

Valuation rich but equity poor. we looked at one portfolio recently that claimed to have $15M and $11M in loans but the issue was the $15M valuation was based on 90%+ occupancy and not one building was at 90% so they were at 100% LTV essentially.
