The hedges are getting in on the Debt side opening their own lending companies for the same assets they realize being a lender is much easier than being a landlord to 20k houses scattered around different markets.

I suppose the properties are scattered all over the country so it's not like you can find one management company to take care of all the ppty for you.

have been seeing condo bldgs (20 units in a bldg, or scattered among multiple bldgs in a condo developent) being sold as MF.  

We are just trying to get a good deal and "scattering the seed" to see which one will grow!

@Matthew Paul I understand if its ground zero by all means she should stay home and I'm not familiar with the city so use your best judgement but i just hope everyone who works at the hospital doesn't decide to stay home because than anyone who needs the hospital would be in a a lot of trouble but use your best judgement and im only so interested in the whole topic because baltimore has always been an interest to me... i drove through many times going down south and stopped for lunch a few times...Also i would consider some of the leaders of the groups of looters (if there organizing lookouts and conspiring these "strategic looting and scattering throughout the city") terrorist.... its a harsh word but really thats what they are by some standards taking advantage and using fear or terror to there advantage..... and WTF are they looting from a CVS??

I've found a residentual lot with 5 owners, who are scattered from FL to CA, but none local to the property.

-After reading several posts regarding the BRRRR cash flow, it seems that a $300/$400 cash flow average per month might be achievable...in order to make the effort worthy, this strategy needs to scale to many more properties (50-100+ rentals)...I am wondering how an investor can manage a bunch of rental properties scattered around a city?
