I could be wrong.What you tell contractors is: if you do not separate labor from materials, then I have to report my ENTIRE payment, L&M, to the IRS as your income, and then it will be up to you to deduct materials from that income on your end. 

As described in the investor reports, significant amounts are being spent on renovations/improvements and acquiring additional mobile homes, which over time will increase the portfolio value significantly.

Educate all your tenants on how to report noise complaints and let the police handle it.

@Ken LatchersI agree about Airbnb.I get most of my bookings from VRBO/HA and I have heard alot of bad report in bookings.com so I'm not going to bother since I dont need them.
