I completely understand all the financial calculations and models in the system and yes, it would have been fairly easy to build one myself, but very time consuming.

@Ethan Borshansky, There was a brief period of time in the early 2000s when this type of "leasehold exchange" as described above was fairly common. 

to be fair to property providers financial estimates are just that.. you cant count on them to be perfect. 

For those more entrenched in the Denver development market than I am, is this a fair trade for the city and for the developers?

As far as looking out for those deals, I'm fairly young and majority of my sphere do not own homes, or are dealing with a lot of the things you mentioned, but agreed they are all great resources.

I'd have an agent run comps and see if they are offering a fair amount.
