I think this would be really insightful to other rookies who maybe have a fear of failing or are struggling right now.

A project with a 75% cost to ARV will still turn a profit.This thing goes wrong when the GC arm of the process fails, neglects, steals, becomes unresponsive, misappropriate funds, does a poor job. 

When you do that, you can get better pricing and leaves less room for error.The best advice is to push forward as quick as possible, fail forward, and always continue to introspect on what you would do differently and then ACTUALLY go back and implement that change (easier to say than do).

Failing might mean losing your house.

Those I know who are successful real estate investors have tried and failed in different areas through the years.

For some reason we human love to try fighting nature, thinking we can "tame" it, despite failing a whole lot at it. 

lower tenant class is harder on units and fail to pay rent at higher rates in general than higher class tenants. 

There's quite a bit of history with this property management company:1) They failed to notify me when the original tenant stopped paying rent in early 2023.

I can think of a lot of reasons a particular business initiative might fail other than flawed data, and these indexes are more fundamentally part of their core business that seems to have done quite well.
