I have used RentecDirect for a few years and it has not failed me.

I have been charged twice for the same repair, had repairs done that I did not authorize, had them fail to actually do repairs I did authorize in a timely manner and then blame me for it, had people just forget to respond to me, all kinds of problems.

One particular point can not be over emphasized; even if someone has and is willing to invest the capital in attempting to build or scale their business or investments, they still May fail if they do not possess or can not evaluate those who CLAIM to possess the necessary expertise required for scaling. 

Small details like a handrail on stairs or window locks can cause your unit to fail an inspection, delaying the start of rent payments.

Nothing fails like success.

Other people might look at the proof I'm providing and realize that it holds more weight than what people "think" will happen, so I'm posting for anyone who might be into that.

If the tenant fails to establish their own policy, enroll them in your renter's insurance policy and charge it back to them.

Focus on the big moves: security, renovations, and cutting dead weight. 

But the prices have increased so much that I fail to see such opportunities.

(This is in addition to all the standard stuff you will read and/or that your broker is telling you. 80% of agents fail in their first two years, I'm sure there is a correlation between the other 20% & 70 hour work weeks early on.)
