I also have a friend that bought brand new construction, but had to shell out tens of thousands in repairs because the home wasn't built properly, the inspection didn't catch the issues, the builder didn't have a warranty on the property, and insurance didn't cover all the problems.

I would just cap it generously to only catch abusers and figure the normal running costs in your rent. 

It’s starting to catch up though. 

It never hurts to have an additional set of eyes to look after your property.

The only thing I would advise is to keep a close eye on the HOA fees, as that's where the cash flow can get squeezed.
