I think there are some tax benefits that outway the small negative cash flow that you're currently experiencing. 

If you are going to pay for mentorship, find an experienced operator in your market or better yet, offer to invest in the experienced operators projects and get an inside look at their process and systems.

There's far more experienced people on this thread than I providing their take on Gator and it sounds pretty iffy.
