There is a very exotic and risky process called a "leasehold exchange". 

Houses in my neighborhood go around for 100k in normal condition, meaning no major repairs nor nothing to exotic or special.

Look at real hardwood too - it can be done much cheaper if your not going exotic (exotic print is not exotic wood).

And I am not talking vacations or exotic cars. 

I have plans to scale it by adding luxury/exotic car rentals and posting YouTube videos on cars that come into the shop and repairing them and getting another DRP with a prominent insurance company. 

Caveat: if you are bringing in a huge amount of money say 50% of the raise then that might tip the scales in your favor)There are reverse exchanges and other more exotic exchanges but I personally not sold on the concept when the IRS comes knocking.

They want to try some super exotic structure that only works 1 in 10,000 times but read about it somewhere in a book............. : )If buyers want to look at the good stuff off market they have to jump through qualifying hoops to get access.For me that is setting up a quick phone call to see if they are realistic on returns for market conditions.

Don't try to make these other silly exotic plans.
