When you deliver on your promises and provide exceptional returns, investors naturally want to share the good news with others.

That is what is meant by slow flip except generally you will use borrowed funds to buy distressed property and sell for more with financing--similar to what some used car dealers do but with an appreciating asset instead.

Had an exceptional outcome.All in at $450,000 and the appraised value of the property is $875,000 on the low end.

Exception being, I'm adding pools to mine. 

Hey Sam: Daytona Beach is a great area, with a few exceptions.  

all of the units were updated except one, which I did put alittle money into to bring it update to date with the others, so that would have helped the value a bit I would think almost a year later. 

I haven't left more than 5-15K in ANY on my properties and have created a lot of equity in all of them except Toledo.

They are farily easy and do nto require much to get started and the Max LTV is going to be 75% but I have seen some exceptions to 80%.Rates are subject to a few thing like loan amount, property type, number of units, credit score and downpayment.DSCR allows you to purchase with No employment and No tax returns so its a little easier. 

Many lenders will limit to 65LTV for Foreign Investors, but there are some exceptions who will go to 70LTV or even 75LTV.
