While outsourcing overseas may be tempting, I would recommend nailing down your processes prior to teaching someone, or you'll wind up with their processes, at best. 

While you can have a checklist of income, credit score, criminal background, landlord reference, etc, to me the bigger tell of good versus less than good tenants came from all the interactions prior to leasing.

The Lender changes the loan to installment once they pull credit report for your seller, and omits it under 5102.4 guideline as paid by third party owner of prior home.

It's interesting that prior to the Great Real Estate Crash of 2008-2010, I'd NEVER heard of Flat Fee management fees.Not sure who the first company was that came up with them (post if you know!)

You need to trust your boots on the ground and verify they have prior brokerage experience and ownership experience.
