I'm sure many people on here have spoken about this, but I just wanted to bring this discussion back as it is a part of my job that I enjoy and see benefit to others from it.

Also, running a flip with no money and hoping you get a good return with all the other stuff going on in the background starts to add stress, and you end up not enjoying it.

Because this is the business we've built together, we enjoy working together, we each have roles that reduce the work load on the group and personally I like that the risk is spread out.

I do enjoy underwriting and researching deals a lot, so I would welcome that part of it.

Of course, you maximize cash flow after the property is paid off, but the longer you hold a property, the more cash flow you'll enjoy.
