If you make sure your design fully meets all building codes for your target area you'll eliminate a big objection. 

When I looked at Proper Insurance (their rates were extremely high), by eliminating the wind coverage they said I would not get loss of income if it was related to wind.  

If the decision to purchase materials is trust related than that is a red flag and should likely eliminate the GC from consideration.

Having each rental property in it's own LLC eliminates that risk and each property will stand alone and not be put at risk by another property that is not performing. 

It is the only way to eliminate some costs without flat out giving away money to make things affordable. 

Outlets/switches may need to be moved or can possibly be eliminated. 

They come to realize  fractional ownership in a semi-active project with far less control is not as advantageous and eliminates the ability to build the more personal and meaningful relationships with lenders that comes with going through the more natural progression of growing a portfolio and business.
