A nice portfolio is 10-40 properties, and yes you should drive by your own assets to check for broken windows.

I'm in a drive to beach market so I'm on it but I would think college towns, mountains etc. might be similar.

Rae, I would keep checking the sites including FSBO, FaceBkMarktplace, and driving neighborhoods. 

(I mean Special Financing Company)...Since REI Hame Changers has chosen to associate themselves with such a s***** business, I would never touch them with a 10-ft pole...On Monday , January 6, 2025, I am going to open up a huge can of whup *** on these people...First I will file fraud charges at my bank to stop any further payments .Then I will personally drive to Missouri if I have to to get my money back.They ( REI and special financing company)will then be charged for everything to do with that trip-Plus I will sue them for the substantial lost wages because I have to deal with this-!!

I'm finding that this strategy is helping people, building repour with people, and continuing to keep business moving forward while some say it's hard and sit on the sideline to wait until there is mass movement.Appreciate your time and reply and good to hear that you're experiencing some similar action a couple hours' drive away. 

The agent "worked" for 2 hours at the most including drive time to the closing.

I also build a drive for dollars list that I slowly add addresses to every month.

@Marie CopulHunker down and pare down your lifestyle expenses as much as possible so you can replace what you need as quickly as possible.I did have a client take down a 57 unit mixed use apartment deal that added $1.1M to his net worth and $180k a year in cash flow in 12 months but those types of results are not typical.However, some type of commercial real estate would be my suggestion and one where you are driving the ship so you keep most if not all the equity.I have some ideas for you and would be happy to talk you through them.
