(Quickbook’s little brother.)It’s very much overkill of what you’re trying to do but it’s super simple, downloads all your bank and credit card transactions, and only costs $50/year. 

I am worndering if this is something you built over the years or were able to download from somewhere / pay for?

We used to have "Data Downloads" as part of BPInsights; those downloads are now embedded within their relevant Pro articles – these are available to Pro and Premium members.I hope this helps! 

Can I just download a California Real Estate Purchase Agreement template from online, fill it out and move forwards with that? 

Additionally, when the invoices come in, we add the invoice to the property ledger, so the owner can download or view the invoice once it's paid.

The best way to explaining this is for you to download an IRR calculator spreadsheet or build your own simple one and play around with one.For what its worth most deals I deem meeting minimal IRR standards is 13-15% but you have to dig a little deeper to uncover the real placements of cashflows and capitalization events... and then dig even deeper to verify the assumptions such as occupancy, rent increases per year, and what reversion cap rate was used.Again I don't look for IRR cause its manipulated a lot instead I look at total return on a 5 year basis.

I currently use LawDepot to download my state specific California residential and then save it in PDF format, but then want to e-sign it myself.
