Do you guys use quick books or google doc sheets ?

The chimney contractor replaced the cap, but requires the branches be trimmed before he can perform repairs on the chimney because it is still leaking into the fire place after the cap was replaced. 

Why are you paying $250 for someone to check a leak unless it's an emergency?

After the tenant moved in the repair calls starting coming in 9 times in 12 months - backdoor was stuck again (that was part of minor repairs), heat went out, AC not cooling, kitchen sink leaking,  etc.

To be fair, I've never actually met anyone who says they've had a note called for this, but it is clearly in the loan docs and is the right of the lender to do so, should they choose.Cheers!

At least until y'all make some agreements to clear that equity ownership like an inheritance arrangement doc.

We have a guest app and guidebook through our PMS, but before that we made a Google Doc. 

And I am very good at it.So, you are correct, the average note investor does not make those kinds of returns, but we have and I have the paperwork to prove it...I will happily show you docs to prove it if you really require that to believe...I also said Average 150% so there are those with higher and those with lower...Just to be clear.
