The people who live and die by those rules are stepping over dollars to pick up dimes and missing opportunities everywhere around them.

My advice is to nickel and dime the repair process as much as possible. 

That BP investors who want to "buy 100 doors" are a dime/dozen.......P.S.They never buy 100 doors.

Some investors cringe at the thought of getting a loan, which they call debt, while others cringe at the thought of spending a dime of their own money, and finance 100% of the property, which they call leverage.And then there's plenty of us in between the 2 extremes.

I pay more then double that and it is worth every dime. 

Some of the nickel and diming that I have had to pay them compared to HW has left me "less than impressed" at times and as the old saying goes, you get what you pay for.
