You have to watch out for properties that hit 1% or higher, but have cap ex and tenant issues.

I'm scared of how much my insurance will go up after the LA fires but there is a cap with CA regulations and also being dropped. 

Those are much easier to do than having to deal with a difficult tenant daily however.

The only think I hear about hers is it is difficult to have work performed on it by a contractor.

401K loan is capped at 50K and with withdrawal, you have 10% penalty and tax implications.

It's difficult to see how a tenant will be after screened and signing a lease.
