You are seeing it already, the nicely renovated units are having to compete on price with vintage units, because we are in a market where a lot of people are worried about their job prospects, not anticipating getting raises, on top of groceries costing 30% more than they used to.  

On this forum I doubt anyone will be offended, but if you go to the general public you might want to rethink letting the prospective buyers know that you are ready to insult them for being Looky Lous or doing some "funny business." 

For example, have a list of 6000, but only send 2000 a month, soyou'llget through it in three months, and each prospect is getting remailed every 3 months. 

Door knocking leads to one of the highest-quality interactions you can have with a prospective client. 

If it takes you $8-10k to renovate a unit, not including cost and time to find a new qualified tenant etc. a $50 -$100 a month difference in rent for a known / stable tenant in my opinion outweighs the the full turn prospect.  

As a new agent I would focus on finding new prospects.

And, ultimately, she is raising the money, which means that enough people trust the prospects of her performance.You simply have to decide where you stand and play or pass.

If you aren't confident in other management prospects then liquidating the property and looking at some other investment avenues may be the best option.
