Funding companies and banks are concerned that the cash out will not be used for business purposes and that the investor will not have enough skin in the game if things get tougher.If you qualify for government or agency financing that's great, but many of our investors do not and they rely on small banks and funding companies.

I do feel that we are going to do the shot in the dark with at least asking the owner to have the tenant removed by close of escrow, because it is always going to be NO till we ask.

So a sponsor that's great for one investor will probably be terrible for another (and vice versa).I'm a conservative investor, so when I invest in multi-family I prefer sponsors that have at least one full real-estate cycle of experience, little to no money lost, low leverage, high transparency and high skin in the game.So that's why Sunrise Capital and PPR capital aren't matches for me.
