Brandon one of the creators of bigger pockets has a great video on you-tube its called I how i quickly analyze a deal. he addresses things like 1% rule and why sometimes the 50% does not work. you should check that out.

The creators of the site have created a extremely thorough and detailed guide on how to utilize a buy-and-hold strategy.

If you are looking for a bigger pockets meet-up group I have not found one of those yet in my area I am a little north of you in Lake Worth, but I do know the creators of the meet-ups are part of the bigger pockets group.  

Also, a big shout out goes out to the creators of BP @Brandon Turner and @Joshua Dorkin for creating this platform!

If you're not looking for cash out of the property, but rather a long term wealth creator, you may be able to find a slightly better location.  

To even get casted, the owner has to have guaranteed funds and remodel costs within a certain budget designated by the show creators.

It may be i listen and say “yeah that is apartment living” or I might contact the noise creator and see if the issue can be mitigated.

You have to run a business that’s viable / profitable regardless of the tenants health but you also still have to go to bed with yourself each night for the decisions you made and (not to get preachy on here) but I believe someday you will have to stand alone before the creator and give an account of your life .
