The only thing I've learned in this ongoing thread is that California is a screwed up state that has nothing better to do than crap regulations out their butt.   

We have had several craps and 7's, but we've hit a lot of points as well. 

You are 100% right that most "Gurus" and their programs are absolute crap!

I will accept responsibility for getting overwhelmed and stuck, as well as for believing a total stranger gave a crap about me, my financial situation, or my sucess.... but shame on epic for getting lost in the profit, by promising things that were not true.

Really.But if you are having paralysis, one thing that works is to analyze the crap out of the deals.

I believe NY is the poster child...they've decided LL can bear the cost more easily and therefore will most likely prevent the spread if the tenant can simply tell the LL they need it eradicated.

You all buy lists, get Propstream and other software subscriptions, buy into AI crap, and what ever else the uneducated Gurus tell you to do.In other words, all you are trying to do is figure out who IS and who ISN'T motivated right?

I believe it's because anyone worth a crap is already working, so the only people looking for jobs are perpetual losers who you wouldn't want to hire anyway. 

I am talking in generalities but on the commercial real estate broker side I am always blown away by investors that want to own direct themselves and get talked into crap deals.

I thought their bulk access to the huge tax lien cash cow also meant they had to take the crap along with the goldmines.
