We had an consult from a designer/investor that got us thinking we were trying to do too much to rehab and flip this house.It was an REO Purchase through hubzu. 3100 SqFt, 2-story, 1920 craftsman.

Sometimes you need a true craftsman and that's what you pay for, other times, some dude with a van, a wheelbarrow and a trowel will fit the bill nicely. :)

I don't think an individual here can zero in any price for you, you can buy a book called craftsman construction reference data, it will give you an idea on how much hard construction costs are, but not the items affecting it. 

Consider Queen Anne, Victorians, the so-called Craftsman style - - these are premo properties when rehabbed appropriately. 

I use a book from Craftsman, sometimes Reed Construction Data.

great bones all brick homes built in the 30 40 50 by basically Germanic craftsman of the day.... really great product.. values were 100 to 150k in 2001. 

The property I flipped was a craftsman style with all the original woodwork which was severely beaten up from years of neglect, so he suggested I take a slightly darker stain and go over all the wood work.

For around $500, pick up a new craftsman style fiberglass front door (HD has some in stock) and get rid of the screen door.
