Did the sales contract convey any warranty or working order of house hold appliances?

I did convey to the neighbors that I could not fix a problem I was unaware of.

I think a written lease would convey, and I'd be bound by any terms in it, so I asked my agent to get, in writing, assurance that no written lease exists.

They have turned down my contingency to be able to title search the property, but they have title insurance and are willing to convey that to me.
