we have a flag lot and constant deliveries every single day.. so far so good.. we are on a culdesac with only 3 houses ( built mine and the one in front) someone would have to follow one of the vans to snag ours as you cannot see them from the street and I have not had anyone pull up into my driveway as you would have to back out.

just know they have completely different business models was my point where the HML are usually getting payoffs constantly and the note guys they need to foreclose to liquidate which is much more involved.. although i suspect they do get payoffs too.

I do have an accounting department that handles the payables.  3.Consider a Maintenance/Construction Division (When the Time Is Right): Margins in PM are thin, but bringing maintenance in-house can be a strong revenue stream.
