That is something I am working on as well as someone who has started his own business and feel very confident I can problem solve I find it tough to pass on things like real estate investing and deal finding but often times that laser focus by focusing on your business can make everything else grow tremendously by allowing others to fuel their fire by working for you in what they do best.

I really don’t think you’ll have much success with phone calls or emails, because their are client confidentiality issues.

Often, agents will disclose "foundation needs work" or "tenant hasn't paid in 6 months" in the confidential realtor remarks that aren't necessarily disclosed in the public listing, and you can cross off those listings pretty quick if that's a problem you don't want to currently solve. 

I’m always skeptical of anyone who asks for my confidential information without actually needing it to conduct our business.
