I had a light bulb moment and listed the 3/2 house as a 2/1 house by locking up and excluding my master bedroom from the listing (way easier, good compromise for me).I'm paying my next-door-neighbor-cleaning-lady $25 per turnover.

For those of us here on BP that have been doing this forever, never ever compromise the comfort level of your numbersI have broadened my area and changed strategies many a time but I never stretch the numbers beyond my comfort zone.

It can be fixed or removed without compromising the house itself.

As we left the property I told her that I would probably offer 74k on the property, hoping for a 75-76k compromise, if it came down to it.

Even if they fixed it now,  I believe the repairs will compromise the life of the rubber roof and I'm no longer getting what I paid for. 

They have no legal obligation to compromise on the assessed amount, as far as I know.

I compromised on my numbers in order to not let the deal slip away, and the second i signed that paper anxiety set in. 

If you are forced to sell or compromise because you are too heavily leveraged your source of funds will turn predatory and gobble you right up.

The street was lined with huge CITY OWNED trees so we know the old ceramic laterals were being compromised with tree roots.
