The stresses of PCSing (which I've done), deploying to combat zones (which I've done) and having to support loved ones back home while out of the country (which I've done) are a lot.

Other than buying in a "safe" area, screening potential tenants, and potentially not going alone (which is cumbersome) how do you combat this barrier?

For those of you new to Philly,  when the DNC came to Philly, the city had a massive campaign to combat the homeless issue (see this video from earlier this year- https://philadelphia.cbslocal.com/video/3433777-ph... ).

Here is a basic contract I uploaded to Bigger Pockets that exchanges additional time in the property for later leaving the property in relatively clean condition.http://tinyurl.com/86ehwurI would use this contract also when I was busy rehabbing other houses and I knew I had a bit of extra time before I'd be able to get to the occupied one.Now with all of this said, I do not recommend trying this with a foreclosed owner who is furious and combative.

To combat this, I would definitely calculate my hard money costs at 6 months at least and even then you have to calculate for points.

I'd go with Combat Gel to get rid of roachs.

The Cleanspace system is awesome but if you can't afford there services, the steps used and or even the use of 6 mil plastic will help a lot in combating the problem of a moisture laden crawl space.  

To combat this I am looking to partner with a decently seasoned investor to learn and grow in the REI industry.

If they come off as combative, argumentative, or unreasonable during the screening process - no matter how well they qualify or how small the clue to these behaviors - we pass.
