Here’s how I do it1-   I do not “cross collateralize” assets, i.e., if I default on one asset (god forbid) the lender can not come after any other assets2 - I do NOT sign personal guarantees - I’ve got two banks that lend to me without a personal guarantee, but only up to 50% LTV.

I would strongly encourage the SBA route where the down payment will be around 20% or possibly less if you are willing to pledge other collateral or as mentioned previously, include a portion of seller financing in the mix.Be prepared though since most SBA lenders will want some type of industry experience.

The biggest difference with DSCRs is usually 1) prepayment penalties 2) more points 3) an affidavit that you cannot occupy the property 4) covenants and agreements regarding the requirements and rights of the lender to protect/preserve the collateral that may be more aggressive than Conventional.

No lender, DSCR or otherwise will write you a check for $3mm without a certain level of confidence that you will not run the property into the ground, since that is their collateral for the loan.
