With $30K available, you could look at partnering with your parents to co-invest in a property.

I have a 2BR on the front range in CO and half of the time it is just parents and few kids. 

In my area, most illegals live in trashed-out rentals with multi-generational family members or co-workers, so I doubt the housing market will be greatly impacted, at least not in my region.  

You steered away from a product that obviously works (look at all the students here defending the product) and makes you a ton of money because you didn't like how the creator of the program "seems" to act in a forum.

So as for Russell who noted his success in the WA DC market ( expensive) I wonder if @Steve K. gets the same for his market in Boulder Co. ( expensive).
