For #6, when it comes to alarms, i.e. smoke detector, for example, those should be routinely maintained and not wait under a "capital" expense is needed on them.

If you are worried about the tenant smoking in the property, you could have someone complete annual inspections.

Most have pets, I say no pets.. most have them smoking weed in their profiles and my listings say no smoking.

They enable us to document unauthorized occupants, pets, smoking, and various lease violations.

We had people there for 2 months that smoked in the house.  

They also smoked weed in the house stinking the whole house up badly and stained a brand new bedsheet, trespassed on our neighbors property making them very upset.

There's no smoke and mirrors or anything.

Where there is smoke there is fire though.

If you are going to wholesale the property, try not to blow smoke and say you need to have your partner come look at the property before closing - you are wasting the seller's time and many have been burned that way.
