While our apartments are not designed to attract the cream of the crop, do I create a criteria that demands better, or just be a little more loose and general?

When its rented you could either crash on a couch with a friend or find a cheap Airbnb room to stay in temporarily and cream the difference?

Regardless of their race, ethnicity, creed, gender, sexual orientation, country of origin, profession, eye color or favorite flavor of ice cream. 

At best, it's a list of wanna-be "investors" that together couldn't finance an ice cream cone.Steer clear of these slimy liars and you'll be a lot further ahead in your investing.

The vinyl siding (yellow or cream) will be staying, the roof will be replaced with a new architectural shingle...Asking for color ideas for stucco and any other inexpensive exterior dress up ideas..

@Charles Worth  right now I see them spread all over the country to competition in any one market will be negligable.. but if one decided to concentrate on a market and they bring in cheaper capital.. they will cream the best players and deals as the flippers who are getting squeezed on profit will be looking for cheaper capital.. 

Every market is different in so many ways that using it as even a guideline can do more harm than good.Bottom line, learn how to estimate rehab, analyze markets, and analyze deals on their own merits...and above all, never argue with the numbers.I'm drinking HALF & HALF Working on one that is pure cream! 

I don't like overpaying for anything, from an ice cream cone to a new rental.
