Make sure you can afford to hold indefinitely as a primary, in case the market is not conducive to selling after a year or two.Any way you slice it, sacrifices will be required ... just a question of which sacrifices.

Things like an inspection not happening because the tenant wasn't home, or a transaction coordinator forgetting to respond to emails for a week or indefinitely because of eventually changing jobs mid way through my purchase, were pretty par for the course as well.

With the 1031 rule, you can essentially “swap up” your properties indefinitely and still benefit from tax deferment.
