Also if the Real Estate agent also negotiates their own short sales, instead of taking on a 3rd party negotiator/attorney, can he ask for a part of the "attorney/negotiator" fee, raise his commission to compensate,etc?

Can he can get a co-signer or joint applicant on the HELOC or cash-out refi? 

Police did squat when he was yelling outside my house and intentionally stomping up the stairs and coninuously stomping over my bedroom, aggressively, just because I moved his garbage can- he is in his 50's and not the kind of yelling and stomping that you may blow off as a temper tantrum.
