Having to “disclose” the work in the flip basically is mandating doing something that helps the buyer recognize the scope of the change which justifies the mark up.  

I can think of a lot of reasons a particular business initiative might fail other than flawed data, and these indexes are more fundamentally part of their core business that seems to have done quite well.

If the tenant fails to establish their own policy, enroll them in your renter's insurance policy and charge it back to them.

People who are successful versus failed with OOS tend to follow certain patterns.

i have seen many do very well getting on a team.Myself personally I would concentrate on listings 1000%  Buyers only if well knownand wont waste your time. 

For me, over 90% work in tech and have $150-500k for an acquisition and...99% of the leads are buyers.
