There are really good value add plays in some of these areas and reasonable entry points.  

I have never done a new roof to add value for the refi on a brrrr because it will not add the necessary value.

My coach suggested (and I implemented) a "must do tracker"....it's a color coded spreadsheet (I like to print multiple copies and keep them on a clipboard to stay in my sight/top of mind). 

Most banks won't want to come in with a line of credit that is second lien on the property.

You can also throw up some sound-dampening panels on the shared wall.

I'll add that you must manage yourself for at least a year (all four seasons, etc.) to have a real understanding of what you want done and how much you would value what is offered by STR PM.

Once you think there is no law pertaining to the activity then the work begins this is a belly to belly business your not going to do this on E mail and text messaging .. you will need to be able to sit down with these folks or it will never happen.
