When a tenant violates even one term of the lease, you need to immediately send him a Notice To Quit which informs him of the violation and gives a cure period (set by state law) for him to stop/make it right/get in compliance - or eviction will begin.

That stopped when I stopped using third-party cleaners, but I also started to only leave enough for the stay.I use a small Dawn hand dish liquid that I fill between guests and larger hand soap dispensers in the bath and kitchen that I fill between guests.

Assuming you don't have a mortgage that requires a certain level of insurance, you can get a stop-loss policy covering all the properties.

I totally recognize that is impatient and greedy.My gut is saying your short picture idea is where we're heading since we are taking the same hit with brokerage account (I didnt even mention borrowing against 401k - yes its not advised but my wife and I have stable W2 income to pay ourselves back) Thanks again, this BP community / forum is awesome

It's simply factual:  you violated the lease by smoking, stop it, remove the resulting odor and that a repeat action could result in eviction and loss of security deposit.
