Affordable housing is RED-hot at this time, especially if it's decent 3br+ housing sub $2k.   

Costa Rica isn't one of those countries unfortunately.I agree with you Costa Rica is an amazingly beautiful country, although it's a question of taste.

I did all my other due diligence like asking for paystubs, W2s, Tax returns, Employment verification, bank statements etc etc and did not see any red flags overall.

JC’s lenient approach is definitely a draw for investors looking to avoid the red tape that’s becoming more common in larger cities.
