As a Realtor and Real Estate investor I have gained some fun battle scars I'd be happy to share with you.

I say you have a major uphill battle with a HML.

We began work on homes on Second Street, Clark, Battle Row and many streets I would learn really, really well riding around monitoring “progress.”

The property is in Battle Creek, Calhoun County MI.

And until that is solved, I will be using my extremely limited powers to battle that human behavior.

I'm glad you have taken your first step with the books and the podcasts.Like you, at the beginning of my investing career, all I wanted was cashflow; however, at the moment, with the rates as high as they are and the rents as low as they are (depending on which market, of course) cashflow could be an uphill battle that may seem insurmountable. 

I have no interest in being thrown into a family feud and a battle of ownership with potential for a California eviction.

, no I want to provide good product, cheaper clean furnished rooms to "techies", and abide by the rules as much as possible because I don't have resources yet to fight battles like this.

@Christie GahanI think that is a very extreme example and probably could occur but we have over 5M mf buildings in this country and it is not going to be a widespread issue of default / rent control battles.

@Jerryll Noorden also apologies in advance because I had a pull back this last month on spending a dime because my dad  who is battling cancer and early dementia just decided to move here by me in Alabama because he was getting a divorce.
