When he loses property at end of June to the county for non payment of taxes are they able to put up for auction while heloc is still unpaid?

Reach back to your friend with an alternate purchase plan and you need to come up with various option . eg:- All cash 50/60 k ,since you already planning to putdown 45k find the rest of the money via Private lender or from family & friends and close the deal .If your friend is firm on the price perform 1)principal only payment 2.)Interest [Rate under 4.5%]only payment with Balloon at end of 7th year  .Good luck

People say that they end up with lots of people in the property and they have a tendency to be harder on the property.

So lets say Margin at end of deal is $10,000,000 USD. 55%-45% agreement, developers share is 5.5 mn USD, Land owners is 4.5mn USD.

How do you figure out how much money you will pay in taxes at the end of the year on CF you made from your property. What is the percentage they use? I live in Illinois.
